A high-rise home is a different discipline: strata rules, service lifts, party walls and views worth protecting. We have designed more than sixty of them, from lock-and-leave suites to full-floor penthouses.

The Approach

Design for the view, build for the building

Every layout decision in a condominium either honours the view or wastes it. We plan sightlines first — where you wake, where you dine, where guests pause — then engineer the scheme around what the building will actually permit: wet-area boundaries, floor loadings, hacking hours.

Because our own team builds what we draw, materials arrive pre-fabricated wherever possible. Less dust, fewer lift bookings, quieter neighbours — and a programme measured in weeks, not seasons.

  • Space planning around views, light and strata constraints
  • Management approvals, renovation deposits and hacking permits handled
  • Full ceiling, lighting and air-conditioning redesign
  • Bespoke joinery engineered for lift-core delivery and on-site assembly

  • Deep clean, air-flush and handover file on completion

Timeline

Ten to sixteen weeks on site for most units; combined or full-floor residences run longer and are programmed unit by unit.

Investment

Condominium interiors typically begin at RM 180,000 under The Capsule Edit; penthouses and combinations are usually commissioned as Signature Residences from RM 480,000.

Sixty floors up deserves ground-level rigour.
