Knockdown & Rebuild

Some houses cannot be renovated into the home you want — the bones are wrong, the levels fight you, the money disappears into compromise. On the right site, starting again is the rational luxury.

The Approach

One contract from land to legacy

A rebuild done conventionally means herding an architect, an engineer, a contractor and an interior designer who have never met. We replace that committee with one studio and one contract: concept, planning submission, demolition, structure, envelope and interiors, delivered by the same team that will style the bookshelves at the end.

You see the whole cost before the first hoarding goes up — and because the designers control the build, the house that rises is the house that was drawn.

Scope

What a rebuild commission includes

  • Site feasibility, setback and plot-ratio analysis before you commit
  • Architectural design and full planning & building plan approvals
  • Demolition, earthworks and structural construction
  • Envelope, roofing and tropical passive-cooling detailing
  • Complete interior architecture and bespoke joinery
  • Landscape, pool and boundary works coordinated in one programme
  • CCC (Certificate of Completion and Compliance) obtained on your behalf
Programme & Investment

The honest numbers

Timeline

Twelve to eighteen months including approvals. Authority timelines are stated separately in the proposal so you always know which clock is running.

Investment

Rebuilds are accepted under The Legacy Commission and priced per site after feasibility. Expect a different conversation from a renovation — and a house that repays it for decades.

Before you renovate the wrong house, ask.

A feasibility conversation costs nothing and has saved more than one client a seven-figure mistake.
