Start with how the house breathes

Before finishes, we resolve the bones: where morning light lands, how air moves through the section, which walls are working and which are merely in the way. Most landed homes we take on gain a room’s worth of usable space without adding a single square foot.

Then the craft layer goes on — stone chosen at the yard, joinery drawn at full scale and made in our workshop, lighting designed for Malaysian evenings rather than showroom afternoons.

Scope

What a landed commission includes

  • Measured survey and structural assessment of the existing house
  • Replanning of layouts, staircases, wet areas and service zones
  • Full interior architecture: ceilings, flooring, feature walls, door schedules
  • Bespoke joinery — kitchens, wardrobes, libraries, vanities — from our own workshop
  • Lighting design, M&E coordination and smart-home cabling
  • Renovation permits and neighbour notices handled for you
  • Construction by our integrated site team with weekly reporting
  • Styling and a documented care file at handover

Timeline

Four to nine months on site depending on structural scope. The programme is fixed in the proposal and tracked weekly.

Investment

Whole-home landed commissions typically run from RM 480,000 under The Signature Residence; lighter refreshes from RM 180,000 under The Capsule Edit.
