Before you commission us

Our commissions begin at RM 180,000 for The Capsule Edit and from RM 480,000 for The Signature Residence. Every engagement is priced as a fixed sum before work begins — the figure you sign is the figure you pay.

A senior designer leads every commission from briefing to handover, with our creative director reviewing each milestone. We cap the studio at fifteen projects a year precisely so this never gets delegated downward.

Yes. Most clients use our integrated build team because it lets us guarantee the fixed sum, but we also run design-only engagements where we document the scheme fully and supervise your own contractor.

A condominium interior usually completes in 10 to 16 weeks. Landed homes run four to nine months depending on structural scope, and knockdown-rebuilds typically take 12 to 18 months including approvals.

We do. Renovation permits, DBKL and MBPJ submissions, strata management approvals and, for rebuild work, full planning and building plan approvals are all managed inside the commission.

Because scope and specification are locked before construction, changes only happen when you request them. Each variation is priced and approved in writing before anything on site moves.

Selectively. We accept a small number of commissions in Penang, Johor Bahru and other Malaysian cities each year where the scope justifies a travelling site team.
